Four luxury five bedroom detached family homes in a rural location

Projected sales values: £1.995m to £2.45m

Estimated completion: Quarter 2, 2016

Set in the picturesque village of Great Chesterford on the Cambridgeshire/Essex border, this exclusive collection of just four stunning family homes benefits from superb local amenities and connections, proximity to Cambridge city centre, and an idyllic backdrop of rolling countryside. Great Chesterford is well served with a good primary school, village pubs and shops. It also has excellent road connections and its own railway station on the line between King’s Lynn in the north and London Liverpool Street to the south.

These spectacular properties draw on the Arts and Crafts style of the late 19th and early 20th centuries and offer accommodation over three floors, incorporating all those additional areas that are so desired, but not often found: snug, study/home office, laundry room, family room, boot room, dressing rooms, store rooms and understairs cupboards, and walk-in larder. Behind the timeless, elegant façades are spacious interiors and an impeccable specification, including individually designed kitchens with handle-free cabinets and book-matched doors, Quooker taps, Range cookers and an array of Siemens integrated appliances. The beautiful bathrooms and en-suites have sleek white sanitaryware, vanity units, Porcelanosa floor and wall tiling, underfloor heating, and large fixed mirrors. The many finishing touches include underfloor heating to the ground floors, feature open fireplaces in the drawing and dining rooms, oak stairs, and wiring for smart technology to provide multi-room entertainment.

Ranged along a private road and approached through electric gates, behind which double garages and gravel driveways provide ample parking, these homes also benefit from solar-powered electricity, high levels of insulation and air-source heat technology. The large patios and turfed gardens afford lovely outside space in which to play, relax or entertain, and gardening is made easy by the outside taps and external power sockets.

Sustainability
Assisted by Orchard Estate, which designs and builds low-energy, environmentally responsible homes from sustainable materials, the homes at Great Chesterford boast impressive green credentials. Orchard Estate was born in 2010 out of a research and development project for The Carbon Trust. Led by Russell Tame, a chartered surveyor with 25 years’ experience developing buildings in the UK, EMEA and Australia, the Carbon Trust wished to address ways to reduce carbon emissions and energy consumption from the built environment. The slow response from the house-building sector towards lower energy homes led Russell to set up Orchard Estate.

Consequently, the Rose Lane properties have been designed to benefit from renewable energy sources so that heating and hot water can be provided without reliance upon gas or oil. Electricity can be supplied to the homes, with any excess sold back to the grid, from built-in solar PV panels.

Each house is provided with a solar PV array built into the roof construction, orientated to derive maximum generation of electrical energy. This will deliver free electricity to the house during daylight hours and could generate an income to the homeowner through the Government’s Feed-in Tariff scheme***.

This electricity will also partly power the air-source heat pump technology that will provide heating and hot water. The heat pump is aligned with a hot water buffer tank that serves the underfloor heating system, providing an efficient and even delivery of space heating throughout the home. The solar electricity will also go towards the running of the hot water tanks, ensuring a plentiful supply of hot water around the clock.

The combination of these technologies, allied to high levels of insulation and intelligent passive design, means these homes will run at a much reduced cost, will have a much reduced carbon footprint and will take environmental responsibility seriously.

* Colour options are subject to build status.

** Cabling only; equipment and installation of any services will be the responsibility of the purchaser.

*** Subject to the continued existence of the Feed-In Tariff scheme, or alternative introduced.

Specification details may be subject to variation.
